NVM Budget Forum

“Understanding the Proposed 2027 Budget: Assessments, Reserves & Neighborhood Impact."

Building on Part 1 of the series, this workshop will take NVMs through the proposed 2027 Ranch Association Budget and translate the numbers into what they mean for residents and individual neighborhoods.

Participants will receive an overview of projected 2027 revenues and expenses, proposed assessment levels, reserve contributions, capital and preventative maintenance priorities, and significant year-over-year changes. The session will also explain how assessment dollars are allocated across major areas such as community patrol and gate operations, landscape, reserves and capital projects, facilities and maintenance, utilities, administration, and other Association services.

Special attention will be given to neighborhood-level finances, including neighborhood operating budgets, reserve funding, updated reserve studies, neighborhood equity, and how planned projects may affect individual neighborhood budgets.

The goal is to equip NVMs with the information needed to understand the proposed budget, answer common questions from their neighbors, and provide informed feedback before final Board consideration of the 2027 Budget. Residents are welcome to join via Zoom.
