To ensure that selling your property is a simple and pleasant experience, DC Ranch has developed several tools to help homeowners and Realtors in the process.
Disclosure fee
$400
Includes the following which will be completed by DC Ranch within ten (10) calendar days of request:
• Disclosure documents prepared and made available electronically to buyer (via HomeWiseDocs.com). Includes demand statement listing all fees, CC&Rs, governing documents, financial reports, reserve reports, rules and regulations, budget.
• Demand statement prepared and made available electronically to the title company and buyer listing all transfer fees, assessments, and amounts due to DC Ranch at close.
CC&R Compliance Inspection Fee
$100 (residential), $100 per acre (commercial, developed parcel), $50 per acre (commercial, vacant parcel)
External inspection of the property by DC Ranch. Per state statute, DC Ranch is required to perform an inspection of the property to furnish a statement of any violations of the CC&Rs. This inspection is not optional and will include architectural and landscape issues. The inspection report will be sent to the title company so that the results may be disseminated between buyer, seller, and agents. Please note that the property may still close even if DC Ranch considers the property non‐compliant. If the issues are not corrected prior to close, then the Owner and staff will develop a mutually agreed-upon plan to remedy the infraction within 10 to 180 calendar days; consideration will be given to cost and complexity in deciding the number of days. DC Ranch is not liable for any cancellations due to the findings of the report.
HomeWise Docs Service Fee
$27
Charged by HomeWiseDocs.com for the use of its website and electronic transmission of information between DC Ranch, the title company and the buyer.
Community Council Transfer Fee
½ of 1% of gross sales price
The transfer fee funds the operations of the DC Ranch Community Council which include operating two community centers, funding events and programming, maintaining DCRanch.com and publishing Ranch News.
Rush Fee
$100 (not applicable for commercial sales)
The fee is applicable if DC Ranch is requested or required to respond to a request for disclosure documents in less than ten (10) calendar days. The Ranch Association will furnish all documents to the title company and buyer within three (3) days of the request.

HOME RESALE
This is a one-time submission by the Owner/Listing Agent to alert DC Ranch Security that the property is on the market for sale. After submitting this form, you will receive an email confirmation with additional information on how to schedule showings. A new Home Resale Form would need to be submitted if the listing changes to a new broker.
MANNED GATES
To conduct a showing, real estate agents should instruct the homeowner to submit an Authorized User Form allowing the agent to act on the account by scheduling showing dates and times with Security. Once authorized, Listing Agents should contact the proper guard house prior to a showing with the showing date and Buyer’s Agent name/brokerage. If a prospective buyer arrives with only the property address or lot number, Security will contact the Owner or Listing Agent for confirmation. For showings at manned gates Fridays through Sundays, please email both security.admin@dcranchinc.com and eastgate@dcranchinc.com. You may also phone the appropriate gatehouse.
UNMANNED GATES (except sub-associations)
Upon submission of the Home Resale Form, a private security code will be created for and emailed to the Listing Agent. This code is active between 8 a.m. and 6 p.m. daily for access and will remain active until close of escrow. Gate codes are not permitted in MLS listings or marketing materials, but may be shared with Buyers’ Agents.
PROPERTY PRE-INSPECTION
Upon listing a property or prior to, residents may submit a pre-inspection request form for a Community Standards Specialist to identify possible Standards compliance issues. This should help to ensure a smoother sales process. If the home is going to have a close of escrow WITHIN 30 days, please DO NOT submit this form as an inspection will already be performed and you do not need to request it.
