DC Ranch Crossing
The hotel pad at the southeast end of DC Ranch Crossing is currently under contract for purchase but a closing date has not been set. A Fairfield Inn was planned for this site but that will change if the sale goes through.
Two new one-story commercial buildings with adjoining parking spaces are under construction on the north side of Legacy at 91st Street. This land was designated as part of DC Ranch Crossings when DC Ranch was originally designed. The buildings include over 19,000 sq. ft. in total and will lease to various tenants primarily in the service industry, such as a hair salon, med spa, dentist, veterinary, etc. Construction is slated to be completed in March 2025.
The triangular-shaped piece of commercial land on the northeast corner of Legacy Boulevard and Pima Road, which is part of the DC Ranch Crossing shopping area, is under construction. See map. Plans call for two commercial buildings with parking. Ingress and egress to the property will be provided by an extension of the traffic light on Legacy and 91st Street, allowing traffic to go north into the development. DC Ranch Corporate Center
Located in the southern portion of DC Ranch, the DC Ranch Corporate Center is nearly build-out. The center consists of 18 lots that are zoned I-1, which is industrial/office use and includes warehousing. Most of the buildings are contemporary in design.
A wide variety of businesses are in the Corporate Center, from legal offices to an outdoor recreation company, to a state-of-the-art sports facility and a medical rehab center. Currently, a new office building for Salcito Custom Homes is under construction.
The Legacy at DC Ranch
Camelot Homes has sold all but one home in DC Ranch’s newest neighborhood, The Legacy at DC Ranch and several owners have moved in. Access to the gated, nine-lot subdivision is from Union Hills.
The Legacy offers one and two-story floor plans ranging from 2,700 to 3,400 square feet. Options range from 2 bedrooms plus a den to 3 bedrooms plus a casita.
ICON at Silverleaf
Construction progress and sales at the ICON at Silverleaf condominium have been very active. Buildings 1, 2, 5 and 8 are fully occupied. Buildings 3 and 4 should be completed by fall of 2025, leaving buildings 6 and 7 to finish up the project.
The handful of units that remain in inventory are priced from $3.5 - $7.6 million. The last penthouse sold in early 2025 for $12.9 million.

Construction Projects Near DC Ranch
101 Freeway Expansion
The Arizona Department of Transportation (ADOT) is expanding the 101 Freeway by adding an additional traffic lane in both directions from Pima/Princess south to Shea.
Construction began on Jan. 8, 2024. July 2025 marks 18 months of work, well past the halfway mark of construction. ADOT announced that completion of the 2-year project is expected to be on time, in Dec. 2025 or Jan. 2026. Only five to six months away!
A total of 45 subcontractors have been used on the project. More than 60,000 square yards of concrete and asphalt has been removed, and 98,854 square yards of Portland Cement Concrete (white) pavement has been placed, which is 95% complete.
The project also includes:
· Making minor modifications to the interchanges and cross-streets at Princess Drive, Raintree Drive and Shea Boulevard to improve turning movements.
· Reconstructing the interchange at Frank Lloyd Wright Boulevard to a new configuration.
· Reconstructing sidewalks to comply with current Americans with Disabilities Act (ADA) standards.
